PROPERTY MANAGEMENT by SAVVY

Savvy Realty is a technology-driven real estate company that operates primarily through online platforms. We facilitate a seamless and convenient experience for both tenants and rental owners, offering the following services:

  1. Online Tenant Applications: Tenants can easily apply for rentals through our online application process.

  2. Online Rental Payments: Rent payments can be made online, providing a hassle-free payment experience.

  3. Online Maintenance Reporting: Tenants can report maintenance issues online, streamlining the process for quick resolution.

  4. Owner Dashboard: Rental owners have access to a secure online dashboard where they can check the status of their properties and conveniently print their monthly statements.

  5. Yearly 1099 Issuance: At the end of the year, we provide rental owners with 1099 forms.

  6. Electronic Owner Payments: We facilitate electronic transfers for payments to rental owners, ensuring a swift and secure transfer of funds.

  7. Optional Payment Services: Upon request, we also offer services such as payment of GE taxes, property taxes, and association fees on behalf of our rental property owners.

Property Management Activities:

  • Operation of residential real estate for the Landload.
  • Providing communicational buffering between landlords and tenants.
  • Marketing and advertising the properties to be rented.
  • Screening andbackground checking of tenants.
  • Collecting and accepting rent.
  • Answering and addressing ongoing maintenance and maintenance issues.
  • Handling accounts and finances or taxrelated to the real estate objects for the Landlord.
  • Handling liaison with contractors, banks and insurance agencies.
  • Initiating and handling litigations with tenants and others.

Get Property Ready and Determine The Rent

  • Document the existing condition of the property - interior and exterior (and with photos)
  • Offer recommendations on repairs and cosmetic improvements to maximize rent
  • Work with owners to determine the optimal rent
  • Perform rent research against recently rented comparables of similar size and type
  • Prepare the property for rent
    • Hire professional cleaner to clean up interior if needed
    • Hire professional gardener to clean up landscaping to increase curb appeal if needed
  • Install a lock box if owners allowing

Rental Marketing

  • Create ads tailored to the property and advertising medium as needed
    • Craigslist
    • Military housing website
    • UH off-campus housing website
    • MLS
    • All major real estate websites like Trulia, Hotpads, and Zillow
    • Star-Advertiser if needed
  • Cooperate with other realtors and leasing agents
  • Accept calls from prospects for questions and viewing requests throughout the week and weekend
  • Show rental properties to prospective tenants throughout the week and weekend
  • Provide prospective tenants with rental applications
  • Collection applications with application fee within the law

Tenant Screening and Selection

  • Perform background check to verify identity, income, credit history, and rental history of a prospective tenant
  • Choose best qualified tenant using only practices that comply with fair housing laws
  • Inform tenants who were turned down
  • Prepare and execute leasing agreement and addendum
  • Review rental payment terms and required property maintenance with future tenants
  • Explain to future tenants Savvy standard addendum and house rules
  • Collect security deposit

Tenant Qualification

  • Credit score at 650 or above with good payment records, no serious delinquency, and no collection
  • Rent should only accounts for 45% or less of total incomes
  • Prospective tenants should have a reserve of at least two months' worth of rent
  • Data in application must be factual and truthful
  • No drug or illegal activities on property

Tenant Move In

  • Confirm move in date with owners
  • Ensure all agreements have been properly executed
  • Perform detailed move in inspection with tenant, take photos of the property, and have tenants sign a report verifying the condition of the property prior to move-in.
  • Collect first month rent or partial rent

Rent Collection

  • Receive or collect rent
  • Remind tenants when rents not received on time
  • Assess late payments
  • Send out pay-or-quit notices if rents are not received before the grace period ends
  • Enforce the collection of late fees (late fees go to owners, no management fees charged to late fees)

Evictions

  • File paperwork to initiate and complete unlawful detainer action within the timeline as dictated by local and state laws
  • Represent owner in court
  • Coordinate with law enforcement to remove tenant and tenants possessions from unit

Legal

  • Refer owner to a qualified attorney when necessary
  • Cooperate with owners fully in the event of a legal dispute or litigation
  • Abide by local, state and federal regulations that apply to renting and maintaining rental properties.

Inspections

  • Perform inspections when tenants check out
  • Maintain close contact with tenants on condition of the property
  • Inform owner periodically on the condition of the property

Monthly Statements

  • Provide property management accounting services
  • Make certain payments on behalf of owners such as GE taxes, HOA dues, etc.. We do not make mortgage payments for owners.
  • Maintain detailed documentation of expenses - invoices and receipts
  • Maintain all historical records (paid invoices, leases, inspection reports, warranties, etc.)
  • Provide professional monthly cash-flow statements which detail the income and itemized expenses

Tax Services

  • Pay GE Taxes (semiannually or quarterly) for owners
  • Provide annual report, structured for tax purposes.
  • Issue1099's at year end for owners' tax returns
  • Advise owner on relevant tax deductions related to their rental property

Maintenance and Repairs

  • Provide and oversee property maintenance
  • Establish a preventative maintenance checklist to identify and deal with repair needs
  • Use only licensed, bonded and fully insured contractors whom we know for reasonable pricing and good services.
  • Hire professional gardener to maintain outdoor areas
  • Maintain and monitor a 24 hour emergency repair hot-line

Tenant Move Out

  • Inspect unit and fill out a report on the property's condition when the client moves out
  • Provide tenant with a copy of estimated damages
  • Return the balance of the security deposit to the tenants
  • Forward any portion of the owner’s portion of the tenant deposit to the owner or hold in owner reserves for repairs.
  • Hire qualified companies or licensed individuals to clean unit and perform and needed repairs or upgrades
  • Put the property back on the market for rent
